The variance <br />was deemed necessary because Little Canada's Zoning Ordinance <br />limits accessory buildings in excess of 30 percent of the gross <br />floor space of the principal use (910.030.A). <br />The variance request was denied because of a lack of demonstrated <br />uniqueness, hardship, or avoidance of special privilege. <br />The Planning Commission desired to consider a Conditional Use <br />Permit (CUP), where as the City Council expressed interest in the <br />procedure of a Planned Unit Development (PUD). <br />ANALYSIS <br />CONDITIONAL USE PERMIT <br />The following is a consideration, both pro and con, for a <br />conditional use permit for Fuel Economy Contracting: <br />Conditional Use Permit Pro <br />o The Ordinance has clearly established the provision for a <br />CUP in this district. <br />o A CUP can be established considering the uniqueness of a <br />Light Industrial District versus referring to a "carryover" <br />of other Business /Commercial Districts. <br />Pane 117 <br />4601 Excelsior Blvd. •Suite 410 •Minneapolis, MN 55416.(612) 925 -9420 •Fax 925 -2721 <br />
