<br />KCM Holdings LLC <br />300 South Owasso Blvd. <br />St. Paul, MN SSII7 <br />3/27/2006 <br />WRITTEN STATEMENT OP' INTENDED USE <br />Proposed Site Plan for 3203 Country Drive (Lot 2, Drywall Supply Addition) <br />Little Canada MN (part of the former Knox Lumber site) <br />KCM Holdings LLC and Active Sports, Inc. (dba The House) respectfully submit the <br />following information in connection with the application for approval of its site plan for <br />the premises situated at 3203 Country Drive, and legally described as Lot 2, Drywall <br />Supply Addition. KCM is owned by the owners of The House, and will be the owner of <br />the premises. As of the date of the submission of this application, the applicant is <br />negotiating with the current owner of the premises, Heritage JabezLLC, to purchase the <br />same. In the event KCM Holdings acquires the premises, The House will lease the <br />premises from KCM and occupy the entire building. The House specializes in the sale <br />and marketing of sporting goods over the Internet. It currently has its main <br />office/warehouse at 300 South Owasso Blvd E. in Little Canada, and has been located <br />there since 1988. The House will use the premises primarily as a warehouse facility to <br />supplement its main warehouse and consolidate its warehousing from two other locations <br />situated in Shoreview. <br />The premises will also be used as a showroom where The House will be able to showcase <br />its products, as well as make retail sales therefrom. The showroom will occupy no more <br />than 10-12,000 sq ft in the front portion of the building. The total number of employees at <br />the premises at any one time will be no more than 12. There will be no offices in the <br />building. The premises will have no fewer than 105 panting spaces available, which is <br />more than adequate for the number of employees and the showroom use. <br />Signage is anticipated to be as depicted in the renderings attached to this Memorandum, <br />and would comply with all city ordinances concerning such signage. These renderings are <br />to be considered a part of this Memorandum. <br />In addition, the following improvements to the premises will be undertaken upon closing <br />of the purchase of the premises: <br />2- <br />
