1. Replace and paint the roof border; <br />2. Repaint the exterior of the building to match the color of the neighboring building <br />housing the painter's union; <br />3. Replace the roof on the older section of the building; <br />4. Repair the entrance located on the front part of the building facing Country Dive; <br />5. Cut driveway curb to old Country Drive; <br />6. Cultivate and add landscaping to front and side azeas of the building; <br />7. Repave parking area and place parking lines where necessazy; <br />8. Construct a demising wall between showroom and wazehouse areas. <br />It is anticipated that the foregoing improvements will take approximately 3 months to <br />complete. <br />The foregoing use of the property would benefit the city in several ways, including the <br />following: <br />1. Greatly improving the appeazance of the premises with new paint, roof, repaving, <br />and landscaping; <br />2. Putting the premises to an active and permitted use to increase revenue to the city; <br />3. Promoting commercial activity within the city with all of the attendant benefits; <br />4. Relocating warehouse facilities from Shoreview to Little Canada; <br />5. Blending with the adjacent property (painter's union) to present a more unified <br />and aesthetic appearance to the premises and surrounding properties; <br />6. There are currently adequate facilities such as streets, access, parking, sewer, and <br />water lines serving the property, so no additional facilities such as these would <br />need to be constructed; <br />7. The use of the premises would not injure or detract from the use of neighboring <br />properties or the character of the neighborhood because the appearance will match <br />the color of the neighboring building (painter's union), and the use will be <br />primarily warehouse, the same use that previously existed; <br />8. Improving the security of the area by having daily business activity during <br />business hours and also having the premises fully protected by a modern alarm <br />system. <br />The Applicant has attached a drawing of the premises from the plat survey that was <br />performed when the original PUD for Lots One, Two and Three, Drywall Addition were <br />submitted to the city. <br />Applicant has also attached a drawing of the two sides of the building facing east and <br />west to depict the envisioned exterior of the building. <br />3- <br />
