ORDINANCE NO. <br />AN ORDINANCE AMENDING SECTION 910 OF THE LITTLE CANADA CITY CODE, <br />KNOWN AS THE LITTLE CANADA ZONING ORDINANCE REGARDING CONVENIENCE <br />STORE USES IN B -1, LIMITED NEIGHBORHOOD BUSINESS DISTRICTS. <br />Section 1. Section 910.040.E of the Little Canada Zoning <br />Ordinance is hereby added to read as follows: <br />SECTION 910.040 <br />E. Convenience, limited Merchandise, grocery stores (not <br />supermarket type), provided that: <br />1. The services which are to be provided are for the local <br />area rather than the community or region. <br />2. The traffic generated will not raise traffic volumes <br />beyond the capacity of surrounding streets. <br />3. The architectural appearance of the building housing <br />the use shall reflect the building character of the <br />area and shall not be so dissimilar as to cause <br />impairment of property values or constitute a blighting <br />influence within the neighborhood. <br />4. The provisions of Section 921.010 (c) of this Ordinance <br />are considered and satisfactorily met. <br />5. The establishment have access to a collector or <br />arterial street. <br />6. At the boundaries of a residential district, a strip of <br />not less than ten (10) feet shall be landscaped and <br />screened and in compliance with Section 903.020 (g) of <br />this Ordinance. <br />7. No fuel sales are to occur upon the site. <br />8. Each light standard island and all islands in the <br />parking lot are landscaped or covered. <br />9. Parking areas shall be screened from view of abutting <br />residential districts in compliance with Section <br />903.050 (D) of this Ordinance. <br />10. Parking area and driveways shall be curbed with <br />continuous curbs not less than six (6) inches high <br />above the parking lot or driveway grade. <br />Page 109 <br />
