MINUTES <br />PLANNING COMMISSION <br />JUNE 14, 1990 <br />Drabik stated that if the second frontage was very <br />large, she could see the need for a second <br />free - standing ID sign. However, Drabik felt that the <br />Rice at C Center was compact that the need was not <br />there. <br />Bendel pointed out that the Planning Commission <br />previously recommended that the Rice at C Center be <br />allowed the two free - standing signs, and that the <br />second sign be used by Rapid Oil. <br />Garske pointed out that Little Canada is a small <br />community, and residents know where the City's <br />businesses are located. Garske felt that if there was <br />too much signage, this would take away from the <br />visibility of the shopping center. <br />Boosalis replied that signage is critical to a <br />business. <br />Drabik stated that she opposed a third pylon at the <br />Rice At C Center. Drabik also stated that she did not <br />consider the Rapid Oil building to be located on an <br />outlot pointing out the close proximity of all three <br />buildings. <br />The Commission discussed the need for requirements to <br />be met as a condition of approval of a second pylon at <br />a shopping center. <br />The City Planner pointed out that such conditions would <br />not effect the Rice At C Center situation since the <br />second pylon has already been approved. The Planner <br />suggested that this issue be addressed some time in the <br />future. <br />DeLonais recommended that the City's Sign Ordinance <br />remain as is. <br />Motion seconded by Herkenhoff. <br />Motion carried 7 - 0. <br />ZONING Mr. DeLonais recommended amendment to the City's <br />ORDINANCE Zoning Ordinance changing the status of convenience <br />AMENDMENT grocery stores from a permitted use to a conditional <br />use in the B -1 Zoning District. <br />Motion seconded by Costa. <br />Motion carried 7 - 0. <br />Page 22 <br />
