Mr. Schloer is <br />proposing a lot split of his parcel, all of which is zoned R -1, <br />Single Family Residential District, to create a 135 foot deep lot <br />from Rosewood Drive. The Centre Place Plat located at the corner <br />of Rice Street and County Road C had included an R -1 single <br />family portion subdivision that anticipated the lot split of a <br />number of deep lots south of Rosewood Drive (such as Mr. <br />Schloer's) to create eight R -1 lots fronting Rosewood Drive. The <br />intent when the plat was processed was to ensure that the <br />property owners fronting both County Road C and Rosewood Drive <br />had the ability to split their lots. Please refer to attached <br />exhibits for reference. <br />ANALYSIS <br />Lot Area. The proposed lots will exceed the 10,000 square foot, <br />R -1 lot area requirement. In addition, lot widths of 80 feet <br />will conform to the minimum lot width requirements. <br />Easements. The subdivision Ordinance requires that easements for <br />utilities shall be six (6) feet in width and shall be provided <br />along all lot lines. Tract A illustrates six (6) foot easements <br />along the north, south and east lot. lines. The entire plat <br />illustrates a ten (10) foot existing sewer easement along the <br />western property line.
