Grading. A grading plan for the proposed subdivision has not <br />been submitted at this time. It would be recommended that <br />grading on Tract A be subject to the review of the City Engineer <br />prior to building permit issuance. <br />It should be noted that there is a considerable amount of <br />vegetation and significant trees within the residential section <br />of the Centre Place Plat. It would be recommended that all <br />natural vegetation be preserved and protected wherever possible. <br />Park Land Dedication. The proposed subdivision is not required <br />to dedicate park land or a cash equivalent because the parcel is <br />a replat of an existing lot. Replats are exempt from park <br />dedication requirements. <br />RECOMMENDATION <br />Our office would recommend approval of the Schloer's request for <br />a north lot split subject to the following recommendations: <br />1. All easements are reviewed by the City Engineer for <br />acceptability. <br />2. Site grading plans are reviewed by the City Engineer prior <br />to the issuance of a building permit. <br />3. All natural features and trees are preserved wherever <br />possible. <br />4.
