The subject property <br />currently holds two parcels of land addressed as 720 and 738 East <br />County Road B -2. Specifically, the applicants wish to realign <br />the existing property line which divides the subject properties <br />into two lots. The subject property is zoned R -1, Single Family <br />Residential and lies partially within the Gervais Lake Shoreland <br />Overlay District. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Area Detail <br />'Exhibit C - Resubdivision Plan <br />ISSUES <br />Zoning. As mentioned previously, the proposed subdivision is <br />located within an R -1, Single Family Residential District that <br />requires minimum lot sizes of 104000 square feet for interior <br />lots and 11,000 square feet for corner lots. Minimum lot widths <br />for the R -1 District are 75 feet for interior lots and 85 feet <br />for corner lots.
