Subdivision. Little Canada allows subdivisions of three or fewer <br />lots to forego the requirements of formal platting and to be <br />recorded with metes and bounds descriptions. As such, the <br />subject subdivision does meet City procedural requirements. <br />Lot Configuration. As mentioned previously, the applicants wish <br />to reconfigure the property line which bisects their two subject <br />parcels. Specifically, the northeastern parcel of land, as shown <br />on Exhibit B, would be expanded southward to abut Highway 36 and <br />westward to fully contain an adjacent easement. The following is <br />a listing of proposed lot sizes and their relation to existing <br />conditions. <br />Eastern Parcel <br />Western Parcel <br />Existing Proposed <br />Lot Size Lot Size <br />1.17 2.29 <br />3.94 2.82 <br />The proposed lot arrangement is considered desirable in that it <br />shall relocate an existing property line which currently overlays <br />an existing wood frame garage. In addition, the resubdivision <br />proposal shall allow a greater area consistency in terms of lot <br />size. <br />Easements. The Subdivision Ordinance requires easements for <br />utilities of at least six (6) feet in width to be provided along <br />all lot lines. The resubdivision plan should be modified to <br />illustrate six (6) foot easements as required. All easements <br />shall be subject to the review of, the City Engineer. <br />Park Dedication. Park dedication fees shall be required per Park <br />Commission review and recommendation. <br />2 <br />Page 31 <br />
