We would recommend the addition of this <br />activity as a Conditional Use in the I -1, Light Industrial <br />District. Uses in this (and any) district are allowed in the <br />Planned Unit Development District which the FratLalone site is <br />zoned. In addition, l-1 uses do not carryover into the <br />Industrial Park District. Concerns over this use centered around <br />three general issues: land use compatibility, control of site <br />activity, and screening. <br />In drafting this list, only limited use was made of surrounding <br />community controls due to the relative unique nature of this • <br />request. FAw, if any, communities had addressed this activity <br />Specifically. As a result, responses to our survey questions <br />were not always absolute. In some communities, existing <br />stockpiling operations were "tolerated" with no other formal <br />controls in the assumption that the use would discontinue when <br />the land values made it uneconomical to do otherwise. Most <br />Others just had not been approached with this situation and have <br />not felt the need to establish controls.
