Fire Hall /City Center Construction Update <br />July 6, 1990 <br />Page Two <br />One example of how the construction manager process has benefited us <br />to -date involves the Fire Station project and the use of burnished <br />block in the apparatus bay. Jim Beckwith identified the potential <br />for leaching of salt through the brick thereby creating a white stain <br />upon the walls. Upon further review of this matter, it was <br />determined that not only did that potential problem exist, but that <br />the wall as designed only had an R -4 insulation value. Two <br />alternatives were identified to correct this problem. One was to <br />utilize an additional brick and create the necessary vapor /insulation <br />barrier at an additional cost of $20,000. The other option was to <br />not utilize burnished block and go to a painted epoxy system. While <br />the initial cost to do this would be substantially less than the <br />first option; aesthetics combined with maintenance and energy costs <br />make this a less than desirable alternative. <br />Additional information should be available for Wednesday's meeting <br />regarding the status of our projects. At this point in time, I can <br />only emphasize that it is of paramount importance that we do a proper <br />job of planning in the design phase to ensure a successful project. <br />While delays are frustrating, necessary planning must occur. I can <br />ensure you that I am taking appropriate steps to minimize any delays <br />with the understanding that we would like to get these projects <br />underway as soon as possible. <br />Page 5 <br />
