REFER TO THE FOLLOWING: <br />A. Site plan. <br />B. Photos of existing property. No new construction is planned. <br />2. STATEMENT' OF INTENDED USE: <br />Valor Enterprises, Inc. is proposing to purchase this property from Dan Sebesta. Before <br />doing so, it is necessary to pee-determine if our intended use will be permitted by the city. Valor <br />Enterprises, Inc, mainly buys and sells vehicles to other dealers through the local wholesale <br />auctions. Our market niche is the purchase of vehicles that require autobody repair of some sort. <br />We operate a repair facility in which we disassemble the damaged parts, perform any unibody <br />(frame) repair, replace the damaged parts with either new or used parts purchased from dealers <br />or salvage yards, do any bodywork and paint, then detail in preparation for resale. During the <br />course of daily activities, it is necessary to "stage" the timing of the repairs. This involves <br />having the vehicles organized in order of planned repair while waiting for necessary parts to <br />arrive or adequate time in the schedule to complete given repairs. The abiiity to store our <br />vehicles outdoors during this staging time is necessary in order for us to operate. We would be <br />storing vehicles that are in various stages of repair at any given time. We anticipate utilizing the <br />full capacity of the yard area by dividing it into appropriate sections for those that are new <br />arrivals, incomplete, or finished awaiting delivery to auction. <br />We are aware of the current owner's existing non-compliance status to ordinance. <br />According to a letter (copy provided) sent to Dan Sebesta, there are currently 13 items that need <br />to be addressed in order for the city to issue him a conditional use permit. We understand the <br />same conditions will therefore apply should we become the property owners. Dan Sebesta has <br />agreed to meet these requirements as a condition of the sale of this property to us. Should <br />anything be required of us in addition to this list of 13 items, we will complete them. <br />Considering the existing non-compliance status of the property, we feel we are in a good <br />position to improve the property and therefore contribute positively to the improvement of the <br />character of the business park. First of all, we would be owners, not just tenants, having a vested <br />interest in the area. Our business is growing, which is why we are in a position to purchase this <br />property and make a financial commitment to the future. As one drives through this area, it is <br />obvious there are some areas/occupants with issues pertaining to appearance, maintenance, and <br />probably compliance. We have every intention of improving our investment and will work <br />reasonably with the city to achieve those goals. If we do purchase this property, the city is <br />automically achieving its goal of compliance in that Dan Sebesta will be motivated to complete <br />
