By cleaning the yard of its existing junk and debris, <br />besides an obvious improvement in appearance, there would be an improvement in safety and <br />also a reduction of mosquito larvae breeding sites. The fence and gates will be repaired and <br />screened where needed, plus a new fence section is required to be installed at forty feet from the <br />property line to keep the outdoor storage area shielded from view of the street, therefore <br />improving the street appeal. <br />Since the adjacent properties are motor vehicle related--the bus company to the south and <br />a repair shop to the north--there would be no ill-effect on the surrounding properties. Our <br />intended use would not detract from the character of the business park. <br />The existing public facilities are adequate with regard to sewer, water, and streets. Our <br />use requires no changes in these. <br />3. NO CONSTRUCTION CHANGES ARE DEING MADE. THEREFORE, NO GRADING, <br />DRAINAGE, ETC. ANALYSIS IS REQUIRED. <br />4.
