F7 <br />C <br />Agenda Items 5 & 6 <br />Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Robert Kirmis /Stephen Grittman <br />DATE: 5 March 1990 <br />RE: Little Canada - Slumberland CUP and <br />Sign Variance <br />FILE NO: 758.09 - 90.08 and 90.10 <br />BACKGROUND <br />Slumberland Inc. has requested a conditional use permit to allow <br />accessory retail sales activities to occur within its existing <br />warehouse /distribution office located at 3060 Centerville Road. <br />Per Ordinance standards, a CUP is required to allow such a use <br />within an I -P, Industrial Park Zoning District. <br />The applicant has also requested the approval of a sign variance <br />which would allow the facility's pylon sign to exceed Ordinance <br />height and area requirements. The proposed sign responds to the <br />intention of the applicant(s) to provide and promote retail . <br />activities within the existing Slumberland building. <br />Attached for reference: Exhibit A - Site Location <br />Exhibit B - Site Plan <br />Exhibit C - Signage Plans <br />ISSUES ANALYSIS <br />CONDITIONAL USE PERMIT <br />The purpose of a conditional use permit is to provide the City <br />with a reasonable degree of discretion in determining the <br />suitability of certain designated uses upon the general welfare, <br />public health and safety. In making a determination whether or <br />not the conditional use is to be allowed, the City may consider <br />the nature of the adjoining land or buildings, whether or not a <br />similar use is already in existence and located on proximate' <br />lands, the effect upon traffic into and from the premises, or on <br />any adjoining roads, and all other or further factors as the City <br />4601 Excelsior Blvd. •Suite 410•Minneapolis, MN 55416•(612) 925 -9420 • Fax 925-2721 <br />Page 37 <br />
