shall deem a prerequisite of consideration in determining the <br />effect of the use on the general welfare, public health and <br />safety. <br />As mentioned previously, the applicant has requested a CUP to <br />allow retail sales as an accessory use within an I -P, Industrial <br />Park District. <br />Land Use /Zoning. A major consideration in determining the <br />appropriateness of the proposed retail use is whether it is <br />compatible with its context. By examining neighboring uses and <br />zoning designations, one may gain an understanding of use <br />suitability. Homes <br />Pond /Vacant <br />Residential <br />Auto /Parts Repair <br />The proposed retail use is generally acceptable with surrounding <br />land uses with the exception of the adjacent R -1 District to the <br />east. The compatibility concern has, however, been significantly <br />lessened via the provision of screening and landscaping along the <br />conflicting district borders. <br />According to Section 918.040 of the City Ordinance, furniture <br />sales, as proposed by the applicant, are a permitted accessory <br />use within an I -P District. <br />Parking. As a condition of acceptability, the proposed retail <br />sales activities must be provided adequate off - street parking and <br />loading (Sections 903.050 and 903.060). Currently the Slumberland <br />' facility provides 136 parking spaces, significantly less than <br />required per a strict interpretation of the Ordinance. As shown <br />on the attached floor plan, the proposed retail functions are to <br />occur within existing warehouse space.
