The subject site is zoned B -3, General <br />Business which allows the proposed use only via a CUP. <br />Attached for reference: <br />Exhibit A <br />Exhibit B <br />Exhibit C <br />Exhibit D <br />Exhibit E <br />- Site Location <br />- Site Survey <br />- Site Plan <br />- Floor Plan <br />- Building Elevations <br />ISSUES AND ANALYSIS <br />Conditional Use Permit. The purpose of a conditional use permit <br />is to provide the City with a reasonable degree of discretion in <br />determining the suitability of the proposed uses upon the general <br />welfare, public health and safety. In making a determination <br />whether the proposed convenience gas /car wash should be allowed, <br />the City may consider the nature of the adjoining land or <br />buildings, whether or not a similar use is already in existence <br />and any other applicable factors. <br />Zoning /Land Use. From a zoning and land use viewpoint the <br />proposed use(s) is viewed as acceptable.
