Lot Combination. As mentioned previously, the applicant has <br />acquired a 7,100 square foot parcel of land located at the corner <br />of Woodlynn Avenue and Rice Street. As such, the two subject <br />lots should be legally combined into a single 1.6 acre parcel. <br />Parking. While the site plan illustrates only 13 parking stalls, <br />an additional, unspecified number of spaces exists east and west <br />of the site's southernmost structure. Although the 13 provided <br />stalls more than meet the parking demand generated by the <br />convenience gas and car wash facility, it falls far short of <br />meeting total on site demand. As shown below, a total of 32 <br />stalls are required to just meet the parking demands of the <br />site's southern building and said gas /car wash facilities.
