RECOMMENDATION <br />Based on the preceding review, our office recommends PUD approval <br />of St. Jude Medical Inc. request to construct Phase II of its <br />three phase office /research complex. Approval is, however, <br />contingent upon the fulfillment of the following conditions: <br />1. Required parking amount listed on the submitted site plan <br />and that provided via our office's calculation is noted. <br />2. The submitted grading and drainage plan is subject to the <br />review and comment of the City Engineer and Watershed <br />District. <br />3. The existing St. Jude Medical Inc. PUD agreement is updated <br />to respond to the more detailed and complete Phase II plan <br />submissions. <br />4. The City Engineer examine possible adverse effects the Phase <br />II development may have upon the vehicular capacity of <br />adjacent local streets. It should be ensured that proper <br />traffic control devices are provided to ensure safe and <br />efficient ingress and egress to the subject property. <br />5. If any additional signage is to be provided as a result of <br />the Phase II development, a signage plan should be submitted <br />which indicates the location, size and type of all signs <br />which are to occur upon the subject property. <br />6. All on -site exterior lighting is hooded and so directed as <br />not to reflect light upon adjacent property. <br />7. Phase II of the St. Jude Medical facility is constructed of <br />materials judged complementary to the site's existing <br />structure. <br />8. The landscape plan is finalized to include the specific <br />variety and size of all plantings which are to occur upon <br />the subject site, and a security is submitted in the <br />appropriate amount. <br />9.
