source of the lights should be hooded or controlled in some <br />manner so as not to light adjacent property. <br />Loading. The site plan depicts loading activities as remaining <br />on the eastern side of the site's existing structure. As <br />mentioned previously, a realignment of the loading aisle has been <br />proposed as a means of establishing it as a supportive rather <br />than primary circulation route. The realignment appears well <br />conceived and, along with proximate landscaping, should be <br />encouraged as a site modification. <br />Landscaping. As shown on the submitted landscape plan, a <br />significant amount of landscaping has been provided to accompany <br />Phase II of the facility's development. All proposed plantings <br />appear well placed and should visually complement the site and <br />its building(s). One note of concern, however, concerns planting <br />specifications. Per Ordinance standards, the landscape plan must <br />identify not only the location of plantings, but the specific <br />variety and size as well. This will be a requirement of the <br />permitting process, together with the appropriate landscape <br />security. <br />Building Appearance. As shown on the attached building <br />elevations, the proposed building addition shall be a three level <br />structure, whereas the existing facility exhibits only two <br />floors. In terms of design, the proposed building addition <br />appears to visually complement the existing structure by <br />replicating its architectural style. The height variation <br />between the two structures is viewed as a positive design <br />element. As such, a configuration draws a natural emphasis to <br />the structure's entry. The proposed building addition also <br />exploits the pond views by staggering wall facades in a manner <br />which maximizes typically coveted "corner space ". While the <br />submitted building elevations do provide an indication of the <br />general massing of the building addition, they do not specify the <br />type of building materials to be employed. This is an important <br />aspect of the project's design and should be subject to review <br />prior to final PUD approval. The St. Jude's building addition <br />should be constructed of materials judged to be compatible to <br />those present in the site's existing structure. <br />Walking Trail. As shown on the submitted landscape plan, a <br />walking trail has been proposed which would encompass an adjacent <br />pond. The trail will provide an excellent passive recreational <br />opportunity to site patrons and is viewed as a desirable site <br />amenity. <br />Fencing. As shown on the site plan, a perimeter fence is to <br />encompass the subject property. All such fencing shall be <br />required to conform to applicable standards set forth within <br />Section 903.020.F,8 of the Zoning Ordinance.
