U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H MEMORANDUM TO: Little Canada Mayor and City Council FROM: Stephen Grittman DATE: 27 December 1989 RE: Little Canada - Centre Place Final Plat FILE NO: 758.09 - 89.71 After reviewing the status of this submission at staff level, we are recommending that final plat approval he delayed until the items listed below have been properly dealt with. The project has proceeded to a point where several key issues remain unresolved. A list of the issues I am aware of follows with a brief discussion of each. • Final Plat Drawing. The final plat needs to be modified slightly to include easement over an area on Lot 1J, Block 2 for sanitary sewer extension. This is illustrated in Exhibit B. • Grading Plan. The new plat requires a new grading, drainage and erosion control plan reflecting the design changes. or Watershed District. The City needs written documentation of Watershed District approval of the grading plan. New Watershed permits may be necessary with the changes. • Street Construction Easements. The current grading plan shows off-site grading necessary to construct the street. The developer should acquire the temporary easements necessary to grade these areas and supply proof of easements to the City. • Drainage Easements. The City Engineer should comment on the need for drainage easements outside of the plat area. If necessary, these easements must be acquired prior to development of the land in the plat. • Street Construction Plans.
