1NA Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Mayor and City Council <br />FROM: Stephen Grittman <br />DATE: 27 December 1989 <br />RE: Little Canada - Centre Place Final Plat <br />FILE NO: 758.09 - 89.71 <br />After reviewing the status of this submission at staff level, we <br />are recommending that final plat approval he delayed until the <br />items listed below have been properly dealt with. The project <br />has proceeded to a point where several key issues remain <br />unresolved. A list of the issues I am aware of follows with a <br />brief discussion of each. <br />• Final Plat Drawing. The final plat needs to be modified <br />slightly to include easement over an area on Lot 1J, Block 2 <br />for sanitary sewer extension. This is illustrated in <br />Exhibit B. <br />• Grading Plan. The new plat requires a new grading, drainage <br />and erosion control plan reflecting the design changes. <br />or Watershed District. The City needs written documentation of <br />Watershed District approval of the grading plan. New <br />Watershed permits may be necessary with the changes. <br />• Street Construction Easements. The current grading plan <br />shows off-site grading necessary to construct the street. <br />The developer should acquire the temporary easements <br />necessary to grade these areas and supply proof of easements <br />to the City. <br />• Drainage Easements. The City Engineer should comment on the <br />need for drainage easements outside of the plat area. If <br />necessary, these easements must be acquired prior to <br />development of the land in the plat. <br />• Street Construction Plans.
