C14 <br />The building must meet the exterior building construction <br />requirements of the Ordinance, Staff has been working with the <br />developers in this regard. The site improvements also require <br />the installation of perimeter curb around the full parking lot <br />per City Ordinances. It is not clear from the plans whether the <br />developer has shown the required curbing improvement. Finally, a <br />landscape plan must be submitted, together with a security <br />deposit ensuring its installation at the time of building permit <br />issuance. <br />RECOMMENDATION <br />We recommend the approval of the site plan for the proposed 9,000 <br />square foot building at South Owasso and Country Drive subject to <br />the following conditions: <br />1. Site plan revision to show 24 total parking spaces. <br />2. Parking lot improvements including curb per City Code. <br />3. Other issues raised in this report and required by City <br />Ordinance. <br />4.
