M A R N E T R E S E A R C H <br />PLANNING REPORT <br />FILE COPY <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 11 December 1989 <br />RE: Little Canada - Howe - DeBace Site Plan Review <br />FILE N0: 758.09 - 89.67 <br />BACKGROUND <br />Mr. Bob DeBace and Mr. Gordie Howe have requested site plan <br />review approval for a commercial building at the northwr.st <br />quadrant of Country Drive and South Owasso Boulevard. Thn site <br />is adjacent to the Best Tire facility and is zoned 1-P, <br />industrial Park District. <br />ANALYSIS <br />Property in the I -P District is subject to site pica review by <br />the City's Planning Commission and Council prior ro building <br />permit approval. The proposed 9,000 square foot building would <br />be leased to commercial operations on a "spec" basis and as such, <br />the parking demand is calculated on an assumed space allocation. <br />For a 9,000 square foot building, a 40 -60 split between office <br />and warehouse would require 21 spaces. An equal split between <br />office, shop, and warehousing space would require 24 spaces. The <br />site plan shows 21 spaces as drawn. It appears that there Is <br />adequate area to accommodate additional spaces. We believe the <br />additional spaces are a prudent requirement in the situation <br />where the uses are not defined.
