MINUTES <br />PLANNING COMMISSION <br />JANUARY 11, 1990 <br />The Planner replied that it did and he felt the project <br />was consistent with the Comprehensive Plan. The <br />Planner reported that the document before the <br />Commission is necessary in order to meet statutory <br />requirements. <br />Herkenhoff asked the status of the fire station <br />project. <br />The City Planner explained where that project is at <br />this point, also pointed out that the concensus at this <br />point is not to include a City Center complex with the <br />fire station, but to expand the present City Center <br />some time in the future. <br />Bendel declared that the Planning Commission finds the <br />Fire Station Project to be consistent with the <br />definition of commercial use as recommended by the City <br />Planner. <br />Motion seconded by Drabik. <br />Motion carried 6 - 0. <br />AMENDMENT The City Planner reported that the City Council <br />TO COMP PLAN recently rezoned portions of the properties located at <br />73, 77, 83 and 89 West County Road C from B -3 (General <br />Business) to R -1. At that time, the City Attorney <br />recommended that the Comprehensive Plan be amended to <br />reflect this rezoning. However, the City Planner <br />reported that he has reviewed the Comprehensive Plan in <br />this regard, and finds the rezonings to be consistent <br />with the Plan. Therefore, it is not necessary to amend <br />the Comprehensive Plan. <br />DeLonais reported that he was concerned about the <br />buffer area between the R -1 and the commercial <br />property. <br />The City Planner reported that the Code requires that <br />when the commercial property is developed that a <br />setback of 40 feet be maintained from residential <br />property as well as visual screening from the <br />residential property. The Planner pointed out that any <br />proposal for commercial use of the County Road C <br />property would probably be presented to the Planning <br />Commission for their review, since such a project will <br />not be feasible unless the small lots along County Road <br />Page 9 <br />
