The Planner reported that it is the Planning
Commission's responsibility to determine whether or not
the Fire Station project is consistent with the
Comprehensive Plan.
The City Planner reported that the property involved is
zoned B -3 currently, although most of the property is
used as single - family residential.
DeLonais asked if the residents in the area were in
favor of the rezoning of the property.
The City Planner pointed out that the area has been
zoned B -3 since approximately 1979. The Commission's
action would be affirming the fact that the
Comprehensive Plan says that there will be commercial
development in the area, and that development will
occur by petition of the property owners. The City
Planner felt that the fire station project will
facilitate the redevelopment of the area.
DeLonais asked if the area was zoned commercial up to
the convent property.
The City Planner replied that it was.
DeLonais asked what would happen if one of the homes on
Little Canada Road burned down.
The Planner replied that in order to rebuild, the
property would would have to apply for the rezoning of
their property.
Pedersen asked if the fire station project met the
City's goal for commercial development of the area.
Page 8
