northvvest associated consultants, Inc. <br />PLANNING REPORT <br />TO: <br />FROM: <br />DATE: <br />Little Canada Planning Commission <br />Stephen Grittman <br />11 July 1989 <br />RE: Little Canada - Valento Setback Variances - <br />Thunder Bay Estates <br />FILE NO: 758.09 - 89.37 <br />BACKGROUND <br />Thunder Bay Estates was platted in 1987 with a slight jog in the <br />street at its intersection with LaBore Road. This alignment was <br />made to allow access between two existing homes on LaBore. Mr. <br />Valento is requesting front yard setback variances for Lots 2, 3 <br />and 4 to allow construction of homes which will moderate the <br />change in setback between the existing hone on Lot 1 and the <br />newly built home on Lot 5. <br />ANALYSIS <br />The developer is concerned that the existing home on Lot 1, which <br />has approximately a 10 foot setback from Valento Road, will cause <br />the 30 foot setbacks on Lots 2 and 3 to look out of place. <br />Setbacks for these lots are proposed to be 20 feet, increasing to <br />at least 25 feet as the road curves on Lot 4. The applicant has <br />indicated that the house on Lot 4 will be placed no further west <br />than the existing home on Lot 5, even if the setback is greater <br />than the requested 25 feet. <br />The Zoning Ordinance requires that variance requests be evaluated <br />based on the following criteria: <br />a.
