The intent of the rezoning was to <br />ensure the property owners of the ability to develop their lots <br />which would front on Rosewood Drive, and to maintain a reasonable <br />depth from County Road C for commercial development. Ms. North <br />has proposed the subdivision of her parcel, all of which is zoned <br />R -1, to create a 175 foot deep lot from Rosewood Drive. <br />ANALYSIS <br />Through the processing of the Rice at C Center PUD and the Centre <br />Place Plat, it has been the City's intent to achieve the <br />following objectives, among others: <br />o Accomplish quality commercial development along the Rice <br />Street frontage. <br />o Preserve the area for a quality single family neighborhood <br />along as much of the Iona Lane property as possible. <br />o Preserve the ability for quality commercial uses to be <br />developed in the remaining County Road C frontage. <br />The commercial zoned lots along County Road C are approximately <br />350 feet deep and 75 -80 feet in width. An average of 135 feet of <br />lot depth is desirable to create a conforming developable single <br />family parcel. In this regard, the Council rezoned the north 135 <br />feet of the property to R -1, Single Family.
