On the commercial lots to the west, 175 feet would be a <br />shallow dimension to accommodate a typical commercial <br />development, whereas the 215 feet as currently anticipated is <br />more common. In order to avoid randomly staggered rear lot <br />lines, we believe staying with the 135 foot dimension to be more <br />appropriate. <br />One other issue is that of access to the lot and timing. As of <br />the date of this report, the Centre Place final plat has not been <br />approved and recorded. As a result, no street legally exists to <br />access the new parcel. The City's approval should carry a <br />condition that no building permit be issued until Rosewood Drive <br />is platted and curb, gutter, grading, and gravel base are in <br />place. <br />RECOMMENDATION <br />We recommend approval of the North lot split subject to the <br />following: <br />1. No building permit is issued until the street is properly <br />platted and ready as defined above. <br />2. The lot split be a line located 135 feet south of the <br />Rosewood Drive right -of -way line, rather than 175 feet as <br />proposed. <br />3. Utility and drainage easements be included as recommended by <br />the Subdivision Ordinance. <br />4.
