MINUTES <br />PLANNING COMMISSION <br />JANUARY 11, 1990 <br />his report dated January 8, 1990, and have no <br />objections to complying with those recommendations. <br />DeLonais recommended approval of the division of <br />property at 55 E. County Road C requested by Deborah G. <br />North subject to compliance with the recommendations of <br />the City Planner as contained in his report dated <br />January 8, 1990. <br />The motion was seconded by Herkenhoff. <br />Motion carried 6 - 0. <br />The City Planner reported that the Council has approved <br />the final plat for Centre Place and once the plat is <br />filed, grading will begin. The Planner anticipated <br />that street construction would begin in the spring. <br />VALENTO The City Planner reported that Mr. Don Valento has <br />VARIANCE submitted an application appealing the City's previous <br />APPEAL action denying his request for a front yard setback <br />variance for Lots 2, 3, and 4, Thunder Bay Estates 2nd <br />Addition. However, due to previous commitments, Mr. <br />Valento is unable to attend tonight's meeting. <br />The Planner reported that the request has not changed <br />from what was previous submitted in July of 1989, <br />therefore, his July report would still apply. The <br />Planner reported that Mr. Valento contends that with a <br />variance he will be able to build better homes on those <br />lots and the aesthetics of the neighborhood will <br />improve. <br />The Planner reported that Code requires a 30 foot front <br />yard setback from the right -of -way line, and Mr. <br />Valento is requesting a 20 foot front yard setback for <br />Lots 2 and 3 and a 25 foot front yard setback for Lot 4 <br />from the right -of -way lines. <br />Drabik stated that she was concerned that since the <br />driveways would be shorter a parking problem would be <br />created. Drabik pointed out that this portion of <br />Valento Road is narrow. Drabik asked how many cars <br />could be parked in the driveway if the variance is <br />approved. <br />The City Planner pointed out that with a 20 foot <br />setback, the driveway would be 26 feet long from the <br />Page 3 <br />
