MINUTES <br />PLANNING COMMISSION <br />JANUARY 11, 1990 <br />curb line. A full -sized car is 16 to 17 feet in <br />length. Therefore, a homeowner would be able to park <br />two cars across in the driveway, but not lengthwise. <br />DeLonais asked if a hardship existed. <br />The City Planner replied that the issue of aesthetics <br />can be used as a basis for granting a variance if the <br />Commission feels that a legitimate reason. The Planner <br />reported that some cities acknowledge aesthetics as a <br />basis for granting variances, and the Commission could <br />use the line of reasoning that the neighborhood will be <br />compromised if a variance is not granted. <br />Pedersen asked how the proposal has changed from what <br />was submitted in July. <br />The Planner replied that the proposal has not changed, <br />that Mr. Valento is appealing the City's previous <br />action in denying his variance request. <br />Drabik stated that she felt that Mr. Valento wants to <br />construct homes that are too large for the lots. <br />The Planner reported that the lots are wide and <br />shallow, and it is possible to build homes on these <br />lots without variances. <br />Drabik pointed out that the City denied the Arcilia <br />variance request, and felt there was no basis for <br />approving the Valento variance request. Drabik pointed <br />out that Mr. Valento is one of the developers of the <br />area, and suggested that the position of the road is <br />creating the problem. <br />The Planner reported that Mr. Valento wanted the road <br />to end in a cul -de -sac rather than going through to <br />LaBore Road. However, the City required the road to go <br />through, therefore, the City had a hand in road <br />placement. <br />The Planner reported that normally homes are 40 feet <br />from the curb line since there is a 30 foot front yard <br />setback requirement, and 10 feet of right -of -way. The <br />Planner pointed out that even without a variance, the <br />homes would be closer than 40 feet to the curb line <br />since there is only 6 feet of right -of -way along <br />Valento Lane in this area. If the variance is granted, <br />the closest homes would be 26 feet from the curb. <br />Page 4 <br />
