Significant trees removed outside of the <br />approved construction limits shall be replaced at 100% on a <br />diameter inch per diameter inch basis. <br />The amount of tree replacement required is based upon the <br />following formula: <br />D = ( (A /B) C) A <br />EXAMPLE <br />A = Total Diameter Inches Significant Trees Removed A =337 <br />B = Total Diameter Inches Significant Trees On -Site B =943 <br />C = Tree Replacement Constant (1.33) C =1..33 <br />D = ( (337/943) 1.33) 337 <br />D = 160 <br />6. Most cities surveyed included a maintenance clause to insure <br />proper maintenance and replacement. <br />Minnetonka <br />Additional Requirements. <br />A. The owner, tenant and their respective agent, shall be <br />jointly and severally responsible for the maintenance <br />of all landscaping in a condition presenting a healthy, <br />neat, and orderly appearance free from refuse and <br />debris. Oh a continuing basis, all dead and /or missing <br />plants must be replaced. <br />B. Dead plants and ground cover which are required by an <br />approved site or landscape plan shall be replaced <br />within three months of notification by the City, <br />however, the time for compliance may be extended to <br />nine months by the Director of Planning in order to <br />allow for varying temperatures and weather conditions. <br />C. In order to provide for adequate maintenance of <br />landscaped areas, an underground sprinkler system shall <br />be provided as part of each development excepting only <br />one and two family dwellings and additions to existing <br />structures which do not at least equal the floor area <br />of the existing structure. Such sprinkler system shall <br />be provided for all landscaped areas excepting natural <br />areas to be preserved. <br />Page 37 <br />
