MINUTES <br />PLANNING COMMISSION <br />February 8, 1990 <br />Boosalis reported that all pylons at the Center would <br />be located south of the Rapid Oil Change building. <br />The Commission and developer discussed the height that <br />a pylon for Rapid Oil might be, and it was estimated <br />that it would be 8 to 10 feet lower than the existing <br />pylon at the Center. <br />Garske pointed out that the visibility of the pylon <br />from the Townsley home was limited and suggested that <br />if Rapid Oil has signage on the north side of their <br />building, this signage would be far more visible than a <br />pylon located on the south side of the building. <br />Townsley pointed out that Rapid Oil could do both. <br />The Planner felt that the chances were that there would <br />not be adequate signage area allowed to put up that <br />much signage, explaining the Ordinance provisions that <br />allow for signage equal to 15% of the facade of a <br />building. <br />Boosalis stated that he was not in favor of allocating <br />a second pylon at the site for Rapid Oil, pointing out <br />that he intended to use the second pylon as a directory <br />for other businesses at the center. Boosalis pointed <br />out that he is willing to stay within the confines of <br />the Sign Ordinance as far as total square footage <br />allowed, but would like a variance to allow for a third <br />pylon. Boosalis pointed out that if Rapid Oil has <br />located on the property to the north of this site, they <br />would have been allowed their own pylon. <br />Townsley suggested that perhaps too many buildings were <br />developed on the Boosalis property. <br />Pedersen did not feel the directory signs were of much <br />value, pointing out that most people driving by a <br />shopping center do not look for the directory signs, <br />but rather look at the individual business signs <br />located on the shopping center. <br />Costa stated that he was in favor of the variance for <br />the third pylon provided that the size of the sign was <br />within reason. <br />Boosalis pointed out that the cumulative square footage <br />for signage will fit within the Ordinance. <br />Page 10 <br />
