Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Robert Kirmis /Stephen Grittman <br />DATE: 5 February 1990 <br />RE: Little Canada - Brad Howe CUP <br />FILE NO: 758.09 - 90.05 <br />BACKGROUND <br />Brad and Annette Howe have applied for a conditional use permit <br />to allow the placement of an existing rambler -type home onto a <br />12,840 square foot lot located south of County Road D and west of <br />LaBore Road. The subject lot is zoned R -1, Single Family <br />Residential. Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Detailed Site Location <br />Exhibit C - Site Survey <br />Exhibit D - Floor Plan <br />ISSUES ANALYSIS <br />Conditional Use Permit. The purpose of the conditional use <br />permit is to provide the City with a reasonable degree of <br />discretion in determining the suitability of certain uses upon <br />the general welfare, public health and safety. In regard to the <br />subject CUP, the relocated home must be found acceptable in terms <br />of land use, traffic implications and any other pertinent <br />factors. <br />Land Use /Zoning. As mentioned previously, the subject site is <br />zoned R -1, Single Family Residential. The proposed single fancily <br />dwelling is a permitted use within the district and poses no <br />compatibility concerns to neighboring residential development. <br />Lot Requirements.
