Setbacks. As shown on the submitted site survey and listed <br />below, all proposed setbacks lie within minimum R -1 requirements <br />set forth within the City Ordinance: <br />Front Yard <br />Side Yard <br />Rear Yard <br />Proposed <br />30 feet <br />18 feet <br />39 feet <br />Required <br />30 feet <br />10 feet <br />30 feet <br />Height. According to the City Ordinance, no structure shall <br />exceed two and one -half stories or 30 feet in height. While it <br />is assumed the rambler -type home conforms to the said <br />requirements, this issue should be verified prior to CUP <br />approval. <br />Grading Plan. The applicants have not submitted a site grading <br />plan. According to Section 921.030 of the City Ordinance, a <br />grading plan must be included in all CUP informational <br />submissions to the City. Such a grading plan is necessary to <br />ensure proper site drainage and identify any related concerns. <br />Therefore, prior to final CUP approval, the applicant must submit <br />a grading plan. The plan will be subject to the review of the <br />City Engineer. <br />RECOMMENDATION <br />Based on the preceding review, our office recommends approval of <br />a conditional use permit to allow an existing single family home <br />to be moved upon the subject site. Approval is, however, <br />contingent upon the fulfillment of the following conditions: <br />1. An assurance is made that the single family home does not <br />exceed maximum R -1 height requirements. <br />2 The applicant submit a site grading plan.
