MINUTES <br />PLANNING COMMISSION <br />JULY 11, 2013 <br />Duray asked if the City has limitations on the number of major and /or <br />minor auto repair licenses it issues. The Planner indicated that while there <br />are limits on auto sales and display licenses, there is no limit on the major <br />or minor repair licenses. <br />Fischer reported that the property at 3176 Ryan Lane has three units. One <br />unit is occupied by Modern Fence, another by CR Auto Repair, and he has <br />an auto repair tenant that wishes to occupy the unit at the west end of the <br />building. Schwalbach asked if there was enough space on the property to <br />accommodate vehicles for two auto repair tenants. Fischer replied that <br />there was. He noted that he limits CR Auto Repair to 9 vehicles and will <br />be limiting the new auto repair tenant to 12 vehicles. Fischer stated that <br />the property could accommodate more vehicle storage, but this is the <br />maximum number of cars he will allow so that he can control the <br />appearance of the property. <br />Duray asked if the Fire Marshal has inspected the property. Fischer <br />replied that he has inspected the property on various occasions and will do <br />another inspection when application is made for the new auto repair <br />license. Duray asked about lighting. The Planner indicated that given no <br />exterior changes are being made, there are no additional lighting <br />requirements. Fischer reported that last summer he made between $6,000 <br />and $7,000 in lighting improvements between his two Ryan Industrial <br />park properties. <br />Fischer asked how many employees there were for each business. Fischer <br />estimated 1 to 2 employees per business. Fischer also noted that there are <br />6 parking spaces in the front of the building, handicapped parking on the <br />side, and additional parking behind the building. <br />Duray asked about the storage of auto parts, clips, etc. Fischer replied that <br />there will be none of this storage. <br />Fischer recommended approval of Conditional Use Permits for two Major <br />& Minor Auto Repair uses at 3176 Ryan Lane, Russ Fischer, subject to <br />compliance with the recommendations of the Code Enforcement Officer <br />as outlined in her report dated July 9, 2013 and subject to verification that <br />parking meets Code requirements. <br />Motion seconded by Barraelough. <br />Motion carried 5 — 0. <br />-2- <br />
