Along with this <br />proposal is a new concept plan for a 12 lot single family <br />subdivision located on the same parcel and will be accessed by <br />Edgerton Avenue. <br />The proposal was originally presented as a combination of single <br />family and two family lots to be developed in two stages. Mr. <br />Howe encountered opposition to the two family lots and therefore <br />is dropping the original proposal and reapplying for all single <br />family lots. <br />Attached for reference: <br />Exhibit A - Preliminary Plat <br />Exhibit B - Concept Plan of Phase II <br />ANALYSIS <br />Zoning. The proposed subdivision is located within the R -1, <br />Single Family Residential Zoning District that requires minimum <br />lot sizes of 10,000 square feet for interior lots and 11,000 <br />square feet for corner lots. Lot width minimum for the R -1 <br />District include 75 feet for interior lots and 85 feet for corner <br />lots.
