As part of the <br />preliminary plat review process, the above mentioned plans must <br />be submitted as part of the review process. These plans have not <br />been submitted to date for review. <br />Due to the nature of the existing topography, the grading and <br />drainage plans are very important and must be reviewed with <br />comment by the City Engineer. With the steep slopes that exist <br />on this site, it is important that drainage patterns and grading <br />are designed properly to avoid any problems later. <br />The utilities plan must also be reviewed by the City Engineer <br />because it appears that existing utilities will have to be <br />extended to serve the new lots. <br />It is our recommendation that these plans be submitted and <br />reviewed by the City Engineer before the City takes any further <br />action on this subdivision. <br />Park Land Dedication. Subdividers as a prerequisite to approval <br />of a subdivision shall dedicate to the City or dedicate to the <br />public use, for park or playground purposes, for public space or <br />trail systems, a reasonable part of the land being subdivided or <br />in lieu thereof, a cash equivalent.
