MULFINGER <br />& SUSANKA <br />ARCHITECTS <br />Suite 308, 1501 University Ave. SE, Minneapolis, Minnesota 55414 Telephone #: (612) 379 -3037 <br />October 2, 1990 <br />Mr. Stephen Grittman <br />Northwest Associated Consultants Inc. <br />c/o Little Canada City Offices <br />515 East Little Canada Road <br />Little Canada, MN 55117 <br />Dear Mr. Grittman: <br />I am submitting this application for a Conditional Use Permit at the request <br />of my client, Annette Petty, who has retained my services to help her design <br />a garage that will be attached to her newly acquired home by a new <br />breezeway. <br />Currently existing on her lot, some 100 feet away from the residence on the <br />property, are two structures — a garage measuring 24' -3" x 22' -3" (539.5 sf), <br />and a storage structure measuring 21' -6" x 23' -6" (505.25 sf). One passes <br />between these two structures as one proceeds down the driveway towards <br />the house, which gives one a pleasant sense of entry into the property. <br />My client is requesting permission to build a 24' x 24' garage (576 sq. ft.) in <br />addition to the two structures already on the property. This gives a <br />cummulative total of 1657.25 sf of out buildings on the property, which is <br />greater than the 1,000 sf allowed. <br />The distance of the existing garage from the house makes it quite <br />inconvenient for winter access from house to garage, so that she is eager to <br />build the new garage this year if at all possible, Minnesota winters being <br />what they are. Ms. Petty is willing to demolish the storage structure if this is <br />required, but would prefer to leave both existing out buildings standing, <br />given the substantial size of the property, (1.79 acres), if this meets with <br />Planning Commission approval. <br />Thank you for your consideration of this issue. <br />Sincerely, 4 <br />A,A,Z <br />Sarah Susanka, AIA <br />Page 44 <br />
