Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G H • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 8 October 1990 <br />RE: Little Canada - Petty Garage Conditional Use <br />Permit <br />FILE NO: 758.09 - 90.63 <br />Ms. Annette Petty has applied for a conditional use permit to <br />construct an attached garage to an existing home at 763 Keller <br />Parkway. The property consists of approximately 1.7 acres <br />between Keller Parkway and LaBore Road. The access to the <br />property is from LaBore Road. In addition to the existing single <br />family residence, there are currently two detached accessory <br />structures on the property. The conditional use permit is <br />required by the Zoning Ordinance when more than one garage <br />structure is proposed for a single family parcel, whether <br />attached or detached. In addition, the Ordinance restricted all <br />accessory uses, including attached garages to a maximum of 1,000 <br />square feet of area. <br />It is staff's understanding that ohe of the two existing <br />accessory buildings is to be removed. In this case, the proposal <br />for the new garage would be in compliance with the 1,000 square <br />foot requirement. It is staff's further understanding that the <br />garage structures are to be utilized only for storage of personal <br />vehicles and other equipment accessory to the residence and that <br />no commercial activities will be conducted.
