IIINiA C Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Allan Hunting /Stephen Grittman <br />DATE: 9 October 1990 <br />RE: Little Canada - DeNucci Subdivision Request <br />FILE NO: 758.09 - 90.64 <br />BACKGROUND <br />Mr. Joseph DeNucci has submitted a subdivision application for <br />property located on Burke Lane. The proposed subdivision would <br />consist of three single family lots located on .7 acres. The <br />property is zoned R-1, Single Family Residential Development. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Proposed Subdivision <br />Exhibit C - Additional Lot Split <br />ANALYSIS <br />The subdivision consists of initially' dividing existing Lot 5 <br />into Tract A and B (Exhibit C) then simultaneously adding Tract A <br />to existing lots 3 and 4 and the vacated street. These parcels <br />are then divided into three lots; Tracts A, B and C (Exhibit B) <br />to make the final subdivision. <br />Subdivision. Little Canada allows subdivision of three or fewer <br />lots to forego the requirements of formal platting and to be <br />recorded with metes and bounds description. This subdivision <br />then- qualifies to be recorded only with metes and bounds <br />descriptions. <br />Although the above requirements are City policy, all subdivisions <br />must be recorded with the Ramsey County Recorder. The <br />subdivision actually consists of four lots described by metes and <br />bounds, being combined into three lots.
