the new subdivision must still reference the old descriptions, <br />making the new legal description very lengthy. It is possible <br />that Ramsey County may reject the subdivision and its new legal <br />description and require that the subdivision be formally platted <br />prior to recording. If the County elects to require platting <br />then our office recommends that the City acknowledge this <br />decision and require Mr. DeNucci to follow the formal platting <br />process of Little Canada as it relates to his proposal. <br />Zoning. As mentioned above, the proposed subdivision is located <br />within an R -1, Single Family Zoning District. The lot size <br />requirements are as follows: <br />Lot Area Interior: 10,000 sq.ft. <br />Corner: 11,000 sq.ft. <br />Lot Width Interior: <br />Corner: <br />75 feet <br />85 feet <br />As illustrated on the subdivision, all lots meet or exceed the <br />minimum lot requirements. <br />Setbacks. The existing house on Tract B, Lot 5 still conforms to <br />all required setbacks. <br />Easements. The Subdivision Ordinance requires easements for <br />utilities of at least six (6) feet in width to be provided along <br />all lot lines. The subdivision as drawn does not show these <br />easements but may be required to do so per City Engineer <br />recommendation. <br />RECOMMENDATION <br />Our office recommends the approval of Joseph DeNucci's request <br />for a three lot subdivision to be recorded with metes and bounds <br />descriptions.
