However, Owner shall make all payments under the <br />Agreement to ARchitect until otherwise notified in writing by First Bank National <br />Association. <br />12.3 The Architect shall incorporate the work completed in the Needs Assessment Study into <br />the subsequent phases of work described in this contract <br />12.4 . The Architect shall provide without cost to the Owner a certificate of $1,000,000.00 errors <br />and omissions insurance. <br />12.5 The Architect will provide two separate cost estimates to be completed by an independent <br />contractor, ane at the conclusion of design development, the other just prior to bidding <br />the construction documents. If the City retains a construction manager, cost estimates will <br />be the responsibility of the construction manager per the standard Owner /Construction <br />Manager Agreement. <br />12.6 Construction Documents - The owner agrees to pay for the preparation of bid altemates <br />based on the fee percentage. Bid altemates would be reimbursable based on 80% of <br />normal percentages (80% x 7% for Fire Station or 80% x 8% for City hall) applied against <br />bid amount if not constructed and 100% of normal fees (7% Fire Station or 8% for City <br />Hall) if constructed. <br />12.7 The interior design services as described in Section 3.4.13 are included as part of the <br />Architects basic services. <br />12.8 For the City Hall project, the City will make decision to proceed with project after <br />completion of schematic phase of architectural services. At this time, the architect will <br />fumish the City Council with estimates of construction cost and schematic drawings.
