CANADA <br />Our original contract agreement with the City of Little Canada for the Fire Station and City Hall <br />projects included a fee based on Boarman & Associates estimate of the cost of construction plus <br />additional fee for any bid alternates. <br />At the completion of the Design Development Phase, Kraus - Anderson was hired to provide <br />construction management services for the project. They provided a detailed estimate of the <br />project which proved to be consistent with our earlier schematic estimate. In an effort to simplify <br />the bidding process, Kraus - Anderson suggested that all potential bid alternates be included in the <br />base bid package, with the understanding that these items would then be negotiated out if the <br />project contingency could not absorb the additional cost. <br />Per an earlier phone conversation with you, we both agreed to proceed in this manner but <br />Boarman & Associates would be compensated for this additional workscope previously <br />considered bid alternates. <br />Now that we are in receipt of the project bids, it is appropriate that our fee be adjusted fairly and <br />equitably to reflect the actual workscope. The total cost of construction includes all costs for labor, <br />material, and taxes; the contractors overhead and profit, or the construction management fee, <br />which ever applies; and, contingencies for changes in the work during construction. Items which <br />are not included in the construction costs are furniture and equipment, telephone system, audio <br />visual systems, financing costs, legal fees, land costs, and surveys and soils tests provided by the <br />Owner. <br />We have expended the fee hours during the construction document phase to complete the <br />additional workscope. Some of the items at the Fire Station include the North parking area and <br />retaining wall, chain link fencing, irrigation, apparatus room cavity wall, electric locks, changes and <br />upgrades to the apparatus aprons, and the carbon monoxide system. Workscope items added to <br />City Hall include the brick facing, irrigation, operable wall system changes, revision of the existing <br />toilet ventilation system, additional insulation to the existing attic, revision of existing sewer clean <br />out, and modifications to the documents based on the actual existing roof slopes as opposed to <br />the slope indicated on the existing documents. <br />222 North 2nd Street Minneapolis Minnesota 55401 612 - 339 -3752 FAX 612 - 339 -6212 <br />Equal Opportunity Employer <br />Page 48 <br />
