In
October, Mr. Howe received approval of five lots accessed by an
extension of Sunrise Drive. The balance of the request consists
of an additional 13 lots which will access a new cul -de -sac which
intersects Edgerton Street. The remainder of the parcel will be
left in two outlots. Outlot A is all protected wetlands and
Outlot B is to be deeded to adjoining property owner for access.
This project was originally proposed as a mix of single family
and multiple family homes. Later the project was changed to all
single family homes to be developed in two stages. This current
version consists of both phases combined into one project.
Attached for reference:
Exhibit A - Preliminary Plat
Exhibit B - Grading and Tree Plan
ANALYSIS
Lot. Size and Setbacks. The proposed subdivision is located
within the R -1, Single Family Residential District and the
Shoreland Overlay District. The northwest corner of the parcel
is located in a Wetland Systems District. The most restrictive
of the lot size and setback requirements of these zones will
apply to this subdivision.
4601 Excelsior Blvd. • Suite 410 • Minneapoll§a 9 e fg416 • (612) 925 -9420 • Fax 925-2721
