Minimum lot sizes are as follows: <br />Lot Size <br />Interior <br />Corner <br />10,000 square feet <br />11,000 square feet <br />Lot Width <br />Interior 75 feet <br />Corner 85 feet <br />All 18 lots meet or exceed minimum lot size and width <br />requirements. <br />The required setbacks for this parcel are as follows: <br />Front Yard <br />Side Yard <br />Rear Yard <br />30 feet <br />10 feet <br />30 feet <br />All structures to be built on these lots must conform to these <br />setbacks. <br />Easements. The Subdivision Ordinance requires easements for <br />utilities of at least six feet in width to be provided along all <br />lot lines. The preliminary plat illustrates these easements on <br />the typical easement inset map. All easements, however, shall be <br />subject to the review of the City Engineer. <br />Grading and Drainage. Due to the nature of the existing <br />topography which has steep slopes from the top of Sunrise Drive <br />leading down to the other lots, it is important that drainage <br />patterns and grading are designed so the water draining from the <br />lots on top of the hill will not flood the rear yards of Lots 6- <br />12 of Block 1. The City Engineer must review these plans with <br />comment so any of these possible problems can be avoided. <br />A utilities plan must also be reviewed by the City Engineer <br />because it appears that utilities will have to be extended on <br />Sunrise Drive and on the proposed road to serve the new lots. <br />The grading plan indicates that some wetlands will have to be <br />filled on Lot 6, Block 1 and Lots 4 and 5, Block 2. The <br />Watershed District must review this procedure and make its <br />recommendation prior to final plat approval. If filling is <br />approved, the applicant must apply for all permits with the <br />appropriate governing bodies. <br />2 <br />Page 17 <br />
