KNorthwest Associated Consultants, Inc. <br />CU R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Allan Hunting /Stephen Grittman <br />DATE: 10 December 1990 <br />RE: <br />FILE NO: <br />Little Canada - Bachmeier Development Stage <br />PUD /Subdivision <br />758.09 - 90.59 <br />BACKGROUND <br />The Bachmeier Corporation has submitted plans for development <br />stage PUD review for Phase I and a preliminary plat for the Metro <br />35 Business Center project located at the junction of Highway 36, <br />Interstate 35E and County Road B. In early November, Bachmeier <br />requested a rezoning of this parcel from R -1 to PUD and concept <br />plan approval, both of which were approved. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />Exhibit C - Preliminary and Utilities Plat <br />Exhibit D - Grading Plan <br />ANALYSIS <br />DEVELOPMENT PLANS <br />Phase I consists of a 50,800 square foot building. Occupancy of <br />the building has been broken down into office and warehouse use. <br />Phase I will have access from two different points at the end of <br />the cul -de -sac. This should provide for a complete circular flow <br />of traffic and easy access to all sides of the building. <br />Parking. Building 1 has an assumed occupancy of 65 percent <br />office use and 35 percent warehouse. The parking requirements <br />are as follows: office building - 3 spaces plus 1 space for each <br />200 square feet of floor area.
