If the assumed occupancy of office and <br />warehouse were to change, our office calculated that the maximum <br />office occupancy could be 75 percent of the total building. <br />Maximum Use Ratio Space Required <br />Office - 34,290 1/200 + 3 174 <br />Warehouse - 11,430 1 /1000 + 1 for each 18 <br />Employee (7) <br />TOTAL SPACES REQUIRED 192 <br />Parking stalls and drive isle widths have been found to conform <br />to minimum standards. The site plan shows no provisions for <br />handicapped parking. Handicapped spaces are to be provided at a <br />ratio of 1 plus 1 per 50 spaces. Building One is required to <br />provide five handicapped spaces. These spaces are to be a <br />minimum of 12 feet x 20 feet and are to be located to provide <br />convenient priority access to the building. <br />A continuous perimeter curb barrier shall be provided around the <br />entire lot. Said barrier shall be no closer than five feet to <br />any lot line. Grass, plantings or surfacing materials shall be <br />provided in all areas bordering the parking area. The site plan <br />shows perimeter curbing around the entire parking lot. The <br />perimeter area between the parking lot and the property line must <br />remain in green space. <br />Loading Areas. Site plan shows a large service area located <br />within the horseshoe of Building One. The design appears well <br />conceived in that it segregates loading areas from automobile <br />traffic. Loading berths are not defined. The ordinance requires <br />one loading berth per 10,000 square feet of floor area. Loading <br />berths shall be no less than 70 feet in length, 10 feet in width <br />and 14 feet in height. Building One must provide for five <br />loading berths to be identified in the service area. The site <br />plan should be modified to show all such loading areas. <br />Landscape and Tree Preservation. A screening and landscape plan <br />should be submitted for review for any plantings being located in <br />the perimeter curbing areas and around the building. <br />2 <br />Page 25 <br />
