PRELIMINARY PLAT <br />Subdivision. The developers are requesting subdivision approval <br />for this parcel also. The parcel will be divided into five lots <br />and two outlots. Lot 1 contains the initial stage development. <br />The two outlots contain the low land areas and ponds, which will <br />remain in open space. Lots 1, 2 and 3 show 12 foot wide <br />drainage and utility easements to allow for drainage onto the <br />public street. <br />Access. Access to the lots will be by one public street and one <br />private street. The public street has the required 60 foot <br />right -of -way width and the 60 foot cul -de -sac turning radius. <br />The private road contains a 50 foot wide right -of -way. All roads <br />meet minimum requirements. <br />Park Dedication Fees. This project will be subject to park <br />dedication requirements as recommended by the Park Commission. <br />Fees are typically payable upon building permit application. <br />RECOMMENDATION <br />Based on the preceding review, our office recommends development <br />stage review subject to the following conditions being addressed <br />at final stage review: <br />1. Parking lot be modified to accommodate handicapped parking <br />requirements. <br />2. Site plan be modified to show loading bays. <br />3. Landscape plans be submitted showing perimeter plantings and <br />tree placement. <br />4. Grading and drainage plans are to be reviewed by the City <br />Engineer. <br />5. If any signs are proposed, a detailed sign plan is to be <br />submitted and reviewed. <br />6.
