With respect to existing trees in new developments, all trees on <br />the site are to be saved which do not have to be removed for <br />street, buildings, utilities, drainage or active recreational <br />purposes. Trees over six (6) inches in diameter that are to <br />remain, are to be marked with a red band and be protected with <br />snow fences or other suitable enclosure prior to any excavation. <br />The City may further require that the developer retain a <br />professional forester to prepare a forest inventory and <br />management plan for the development in order to control and abate <br />any existing or potential share tree disease. <br />Prior to construction, the developer or contractor must schedule <br />an on -site inspection with the Building Official to identify <br />significant trees to be removed. Significant trees are defined <br />as those existing trees of six (6) caliper inches or more, as <br />measured one foot above the existing grade level. All such trees <br />to be removed to accommodate the project shall be tagged and <br />catalogued by size. The landscape plan shall be required to show <br />replacement of the lost significant trees on a 100 percent <br />caliper inch basis, up to a maximum 30 caliper inches per acre of <br />aggregate disturbed area. <br />Setbacks. All proposed building and parking area setbacks have <br />been found to conform to the minimum ordinance standards. <br />Grading and Drainage. Grading and drainage plans have been <br />prepared for review. The City Engineer will review plans and <br />make recommendations as part of this development stage review. <br />The grading plan shows that development will retain the high <br />elevations around the perimeter, using these for building sites <br />and leaving the low middle lands including the existing pond as <br />open space. One access road is proposed to cut through the open <br />middle low area. The road elevation fill appears to create a new <br />pond north of the existing pond. The building area for buildings <br />4 and 5 will require some fill extending into the middle to <br />increase the building pad area. <br />Signage. If any signage is proposed for this site, developer <br />must submit a detailed signage plan indicating the type, size and <br />location of all signage which is to occur on site. <br />Building Materials. All buildings in this area are subject to <br />the construction requirements of this Business District. <br />Elevation plans have not been received so no comment can be made <br />regarding construction. Building elevation plans must be <br />submitted to the City Building Inspector for review. <br />Development Contract. All aspects of this development will be <br />controlled by a development contract.
