Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Allan Hunting /Stephen Grittman <br />DATE: 1 November 1990 <br />RE: Little Canada - Krienke Lot Split <br />FILE NO: 758.09 - 90.69 <br />BACKGROUND <br />Dr. George Krienke has submitted a subdivision application for <br />property located at 89 West County Road C. The applicant is <br />proposing a lot split of this parcel to create a 135 foot deep <br />lot from Rosewood Drive. The Centre Place Plat, located at the <br />corner of Rice Street and County Road C, has included an R -1 <br />portion that anticipated the lot split of a number of deep lots <br />south of Rosewood Drive. The intent when the plat was processed <br />was to insure that the property owners fronting both County road <br />C and Rosewood Drive had the ability to split their lots. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Proposed Lot Split <br />ANALYSIS <br />Lot Area. When the property was rezoned during the Centre Place <br />request, the City Council rezoned the north 135 feet of Lots 25- <br />28 to R -1, Single Family. The applicant is requesting a lot <br />split along this boundary. <br />Minimum lot area or R -1 is 10,000 square feet. Parcel "A ", after <br />the lot split will be only 9,559 square feet. This is due to the <br />lot width not being quite 75 feet. By ordinance standards, <br />Parcel "A" will require a variance from the minimum lot <br />requirement.
