Since this boundary line is "fixed ", the <br />applicant can't move this line southward to add enough square <br />footage to meet minimum standards. <br />Due to these special features, the history of the Centre Place <br />Plat and the City's assurance that these lots will be able to <br />subdivide, our office recommends that a variance from minimum lot <br />area for Parcel "A" be granted. <br />Easements. The Subdivision Ordinance requires that easements for <br />utilities shall be six feet in width and be provided for along <br />all lot lines. Our office recommends that the City Engineer <br />review the survey to see if there is a need in this case to <br />acquire the necessary easements. <br />Grading. A grading plan has not been submitted. It would be <br />recommended that the City Engineer review any grading to Parcel <br />"A" prior to any building permits being issued. <br />RECOMMENDATION <br />Our office would recommend approval of the variance and lot split <br />from Mr. Krienke subject to the following: <br />1. The Planning Commission recommends to the City Council <br />approval of the lot area variance. <br />2. The City Engineer review the subdivision to determine the <br />necessity of any easements. <br />3.
